Terms and Conditions (AGB)

Scope of Application

These General Terms and Conditions (GTC) apply to all bookings made directly through the Apartments zur Quelle website or via the booking system used. By completing a booking, the guest accepts these terms and conditions. For bookings made through external platforms, the respective platform's terms and conditions apply.

Booking and Contract Conclusion

A booking becomes binding as soon as the guest receives written confirmation of the booking via email. The guest is obligated to provide complete and accurate information when making a booking.

Prices and Payment Methods

All prices are in euros and include VAT. The following payment methods are available for direct bookings:
• Stripe (credit card, Apple Pay, Google Pay)
• PayPal
The full amount can be paid directly at the time of booking. Alternatively, the cancellation and payment terms below apply.

Cancellation and Payment Terms

The following terms apply to direct bookings:
• Up to 14 days prior to arrival: free cancellation, however, a 5% processing fee will be retained.
• 14 to 7 days prior to arrival: 20% of the total amount will be charged as a cancellation fee.
• From 7 days prior to arrival or in case of no-show: 100% of the total amount will be charged.

Payments already made will be credited according to these terms.
Note: The technical implementation of the tiered system may vary depending on the booking system. The above terms and conditions apply regardless and constitute a contractual agreement.

Check-in and Check-out

• Check-in: from 2:00 PM (flexible, self-check-in using an access code).
• Check-out: by 10:00 AM (fixed).
The access code will be provided in good time before arrival.

Special Data Categories

The guest agrees to treat the accommodation and its contents with care. The maximum occupancy is determined by the respective apartment description. Children are permitted in addition to the maximum number of guests and are not included in the count. The following rules are mandatory:
• Pets are not allowed.
• Smoking is prohibited throughout the entire accommodation, including cannabis.
• Smoking is permitted on the balcony, provided it does not disturb the neighbors with its odor.
• Visitors are not allowed.
• Parties and events are strictly prohibited.
• Austrian legal quiet hours must be observed.
• Shoes are permitted inside the apartment.

Cleaning and Condition of the Accommodation

Final cleaning is included in the apartment price. However, the guest agrees to leave the accommodation in a tidy condition:
• Wash used dishes.
• Dispose of rubbish in the designated containers on the ground floor.
• Strip the bed linen before departure.
• Do not leave excessive soiling.
Additional cleaning charges may apply for exceptional soiling.

Compensation and Liability

The guest is obligated to report any damage to the accommodation or its contents immediately. The guest is fully liable for any damage caused by them. The operator is not liable for:

• Loss of or damage to personal belongings.
• Accidents resulting from improper use of the accommodation.
• Internet, electricity, or water outages that are beyond our control.


Video Surveillance

Video surveillance systems are installed in the building's public areas (e.g., entrance, stairwell). These are solely for security and protection against vandalism. There is no surveillance inside the apartments.

Data Protection

Personal data is processed exclusively for the purpose of handling the booking and is treated in accordance with the privacy policy published on the website.

Force Majeure

In the event of unforeseen circumstances such as natural disasters, official orders, or other conditions beyond our control, the operator may cancel bookings. Any payments already made will be fully refunded in this case.


Jurisdiction

Austrian law applies.
The place of jurisdiction is the operator's registered office.
